KWV Development Update CNSo

  • Bus Gate – Works have started and current estimated timescales aiming for a July finish. However, this is weather dependent as any extended periods of wet weather may impact the works. Bus stop location plan to be shared in due course.
  • WSCC will be responsible for any decisions regarding double yellow lines or parking management along Somerset Road. Likewise, the ANPR camera will be under WSCC control.
  • Bus Route – Works are still being tendered to finish Illet Way and the High Street area. More information to be relayed once progress has made.
  • Link Road – The link road being referred to is the central section of road currently being used by Linden Homes. LTS asked when this will be finished. CNSo are working towards opening these roads, however the works will be completed whilst the area is currently fenced off and then it will be fully opened, timescale currently not yet available.
  • Taylor Wimpey Condition Works on Ph 2B – Surfacing works are nearly finished and planting works in some areas of Clay Vale were due w/c 13.3.23. Preim and CNSo will monitor and chase TW if works are not being completed in these timescales. CNSo are currently tendering for their works to surface Clay Vale.
  • Illett Way Parking Bay areas – Vistry Phase – This has been finished but the finish is of poor quality, this has been noted by Preim and has been referred to CNSo as they will be accepting handover from Vistry. JG is aware and has seen poor quality finish.
  • CNSo will be adding in concrete barriers/bollards to prevent parking on this area as it is not designed for cars to park there.
  • Illett Way Surfacing – There is a corner section of the Vistry phase where it requires completing, however it cannot proceed until Vistry resolve an issue with the water valves in the footpath. These works are being discussed.
  • TW have started repairs on their section of footpath along Illet Way – they are awaiting additional blocks to be delivered to site so that this can be completed.
  • Flooding – Questions asked regarding flooding issues – Pondtail Walk/Woodland Walk – JG confirmed that there was a blockage going through Pondtail Shaw and this blockage was cleared. It was not related to the basin flooding issues that occurred in Jan 23.
  • Rookfield Road – Double Yellow Lines – barriers have been placed along Rookfield Rd to prevent cars parking along the kerb edging. Groundworkers will be completing yellow line works and the barriers will be reset the days before the works.
  • Ph 3 Basin – JG confirmed that parts of the basin are being drained, the design is that half of the basin will a dry basin. The area still requires landscaping works and these works are currently being tendered for. CNSo also need to install additional headwalls into the basin as part of the drainage design, however these works cannot start until the weather is warmer and dry.
  • Central Greenway – Following the walkaround it has been noted and reported that the greenway levels do not look correct and there are large divots in the soil. Preim to refer issues to CNSo who will raise with their landscapers, Coblands.
  • Stop Sign on Rookfield Rd – JG has raised this with the new site manager and requested this be moved alongside the existing sales sign as that is now outdated.
  • Meeting between Preim & CNSo to finish handovers of existing phases, 2C, 3A & 3B set for March 2023 and handover meeting is scheduled for March for Ph 3C.
  • CNSo are arranging a streetlight survey for all of the CNSo lights – date tbc & TW have been chased to confirm when they will finish their streetlighting works.
  • Water Neutrality – It was discussed that this is still an on-going issue and has not been resolved. It is above developer level and is being reviewed at Government level.
